I actually visited Aquanas last year, just to get an idea of premium projects in Pune. The common areas are definitely luxurious, very well maintained. But inside the flats, I felt the balconies were a bit small for a 4BHK. For ₹3.5 Cr+, I'd expect a more expansive outdoor space. The natural light was good, though. I ended up buying a place in Sinhagad Road for much less, compromising a bit on luxury but getting better value for space.
One crucial point to consider is the RERA number. The post says P52100001521 and completion in March 2024. But I checked the RERA portal, and it shows 77 units, not 82. Also, it's listed as 'Completed'. Is there any discrepancy here, or am I looking at outdated info? For such a big investment, RERA details need to be spot on. What's the actual total units count?
My broker also mentioned 77 units. The RERA site is correct. The project is indeed completed, so that's a plus point for sure in today's Pune market where delays are common.

I've visited a couple of their other completed projects (not Aquanas specifically, but Marvel overall). Their older projects usually had decent layouts, but the finishing sometimes felt a bit rushed. Aquanas is supposed to be premium, so I hope it's better.

Totally agree with you, U2! It's a huge amount. I was looking at something similar in Ambegaon, but even there, the prices are touching 1.5-2 Cr for much smaller units. This Aquanas project seems to be in a different league altogether.
