Did a site visit to Golden Shree Ganpati Residency on Saturday and honestly, location toh sahi lagi. Fed up of renting now, so thinking of investing for long-term equity, maybe rent it out later. Project complete hai, but I'm wondering about the actual capital appreciation since launch. Kya prices move hue hain significantly? And what's the realistic rental yield here? Like, 2BHK ka kitna rent mil jaayega monthly? Resale market kitna liquid hai, matlab, agar 5-7 saal baad exit karna ho, toh buyer mil jaayenge easily? Not sure if it's a good investment bet. Any insights from current owners ya jin logon ne yahan investment kiya hai?

U1, I think your initial thought process is right - long-term equity is key. But for Golden Shree Ganpati Residency, it seems like the community has some valid concerns. While the project is complete and possession was 2023-12-01, the ₹78 Lakhs price point, coupled with potentially low rental yields and builder's past reputation, makes it a bit risky for a first-time investor. Maybe explore other completed projects or even under-construction ones from reputed builders in nearby developed areas for better potential.
Guys, what about the current market conditions in Ghaziabad generally? Is it a good time to buy, or should we wait a bit more?
Mai toh bolunga thoda research aur kar lo. Mere ek colleague ne yahan se last year 2BHK liya tha ₹78L mein hi. Usko rental income around ₹15,000-₹16,000 mil rahi hai monthly. Considering the total investment, that's barely 2.3-2.4% rental yield, which is not great for an investment property. Capital appreciation bhi ab tak toh stagnant hi hai. Total units 60 hain, so community small hai but resale mein competition kam nahi hoga agar sab ek saath bechna chahenge.
U11, tenant toh mil jaate hain, but rates wahi rehte hain. Ghaziabad mein rentals thode slow hain compared to other NCR regions right now. And U4, your colleague's experience confirms my doubts. Agar 5-7 saal mein exit karna hai, toh liquidity aur appreciation dono important hain. Is project mein dono pe doubt lag raha hai. It might be good for end-use if you like the community, but investment ke liye I'd be cautious.
Haan, U4, 2.3% yield toh bahut kam hai. Bank FD se bhi kam. Mujhe lagta hai aapko Achchheja side mein thoda aur explore karna chahiye. Wahan pe thode naye projects aa rahe hain jo better amenities aur potential appreciation de sakte hain, shayad isse kam price mein bhi.
₹15k rent? That's quite low. Usko tenant easily mila kya?
Dekho, sach bataun toh is builder ka track record kuch khaas nahi raha hai. Completion toh ho gaya hai (Possession date 2023-12-01), but many of their previous projects had delays. Resale market mein aise builders ke properties ko buyer milne mein thodi difficulty hoti hai. Liquidity ka issue aa sakta hai, jo aapne pucha.
Exactly, U3! Mera ek friend ne inke ek project mein invest kiya tha 5 saal pehle, aur ab jab woh exit karna chahta hai, toh koi buyer mil hi nahi raha hai. Price bhi drop ho gaya hai market mein. He's stuck. Always check the builder's past projects aur unki resale value. Sirf location dekh ke mat book karna, especially jab first-time investor ho aur budget-conscious bhi. ₹78L bahut badi investment hai.
Oh no, builder ka track record important hai. Kya issues the pehle?
Bhai, aapki situation samajh sakta hoon. Hum bhi first-time buyer hain aur same confusion hai. Golden Shree Ganpati Residency mein ₹78 Lakhs ka 2BHK thoda high side pe nahi lag raha? Mujhe lagta hai appreciation utna fast nahi hoga jitna log expect karte hain. Rental yield bhi wahan pe bahut extraordinary nahi suna maine. Kya aapne aur projects bhi dekhe hain is price range mein?
Sahi kaha, U2. Iss price point pe toh aapko Ahinsa Khand ya Indirapuram mein bhi options mil jaate hain. Wahan pe amenities aur connectivity better hai. Appreciation potential bhi wahan zyada lagta hai as compared to this specific project.
Haan yaar, ₹78L for a 2BHK seems steep, especially in that area. Kya builder ne koi payment plan offer kiya hai?
