While some builders are bad, I heard good things about a couple of projects near Alistonia Estate, though they are a bit further. They are offering a 1-year possession guarantee which seems good. But yes, current market conditions are making everyone nervous, especially with loan EMIs going up.
Totally agree with what U6 is saying. RERA track record is key. Many builders in Ajayabpur area have poor delivery history.
Ajayabpur mein toh be careful, U7. My cousin booked in a project there (won't name but it's a big one with 'Sky' in its name) and it's been a nightmare. RERA complaint file ki hai unhone. Builder ne possession date 3 baar extend kar di hai. I'd say check the builder's RERA track record thoroughly before committing, especially for projects without significant construction progress.
Dekho, main toh do saal pehle Alpha II Greater Noida mein ek plot book kiya tha, us time rate theek the. But ab jo resale ya naye projects ke rates hain, especially near Alpha-II Commercial Belt, woh toh out of budget ho gaye hain. Mera plot bhi abhi tak possession nahi mila hai, date pe date mil rahi hai. Builder bolta hai connectivity improve hogi toh rates aur badhenge. Tum logon ko kya lagta hai, Alpha II mein actual possession status kya hai for new projects?
Alpha-II Commercial Belt ke paas toh rates aise badhaye hain jaise kal hi airport ready ho jayega! Not worth it for me.
U5, wahi toh problem hai! Alpha II mein mera friend bhi stuck hai. He booked in ATS Pristine, bola tha 2023 end tak mil jayega, ab 2024 mid ho gaya, no sign. Builder bas bahane bana raha hai. I think ready-to-move is the only safe bet now.
