Been in this market for 10 years, but buying for myself is different. Looking at Mahagun Mantra, the layouts look decent on paper, but I'm wondering about actual carpet area efficiency. Are the amenities really usable daily, or just for show? I know what builders don't tell you, so any off-the-record opinions on livability here? My budget is around 78L.

I visited Mahagun Mantra last year, the project is actually pretty well maintained for a 2019 possession. RERA number UPRERAPRJ1870 is legit, you can check all details there. My cousin lives in Alpha I Greater Noida and he says maintenance is an issue there, but here it seemed okay. The location near Ajayabpur is good for connectivity, but prepare for some traffic.
That's good to hear about maintenance. But what about the build quality? I heard some stories about leakage issues in older Mahagun projects. Did you notice anything like that during your visit?
Bhai, 10 saal ka experience hone ke baad bhi first home ka decision tough hota hai, especially jab khud ke liye ho. Mahagun Mantra ka naam suna hai, ready-to-move hai toh achha hai. But carpet area efficiency is a real concern. Builders always show fancy stuff on paper. ₹78L budget is decent for Ready to Move, but negotiate hard!
Haan, builders ka toh yahi funda hai. Paper pe sab mast, actual mein bahut farak hota hai. Amenities toh sirf brochure mein achhi lagti hain, usage mein toh sabko pata hai kya haal hota hai, especially with 1500 units. U2, you're right, it'll be crowded and hardly usable for everyone daily.
Totally agree! Carpet area is where they play games. And the amenities... I saw their gym, it looked tiny. Is it really usable daily for 1500 units?
