Renting in Greater Noida is just throwing money away, honestly. I'm finally taking the plunge, eyeing a 3BHK in Sector 81, maybe from CPA Developers. My budget's around ₹80L, fed up of my landlord raising rent again. I'm talking to brokers but wonder if going direct to the builder is smarter for actual price negotiation. Do they really get better deals or just push inventory? What are the *real* final costs beyond the agreement value? Stamp duty, registration, PLC... are these always clear upfront or are there hidden surprises later?
