Beta II — I've been eyeing this area for a while now. Fed up of paying rent, finally taking the plunge into property ownership. Everyone talks about the Jewar Airport boom making prices rise, but I'm trying to maximize deal value, not just follow the hype. My question is, does negotiation actually work in Noida Extension? Builders like Selectra Developers ke projects mein kitna percent expect kar sakte hain? Sab bolte hain 5-10% possible hai, but is that just for show? Also, secondary market deals mein real negotiation scope zyada hota hai kya compared to new launch? I feel like there's more room to bargain with individual sellers. Change my mind. Or better yet, share your actual negotiation wins and what hidden charges caught you off guard during possession. Total cost of acquisition is what matters, not just the brochure price. Disagree?
