10 years of renting, finally pulling the trigger

Since January I've been shortlisting flats, fed up of renting. Landlord raised rent again, so it's time. I'm looking at Noida Extension and Sector 150. With the FNG Expressway progressing, is that really impacting prices already, or is it mostly future speculation? Wondering which areas near these infra corridors still offer affordable 2BHKs, maybe around 70-80L. Any insights on where to invest now?
