10 years of renting, finally pulling the trigger

Visited Salarpuria Sattva's Sattva Lake Ridge last weekend. Honestly, after years of renting near Gachibowli, I'm fed up. Landlord raised rent again, so I'm finally taking the plunge for a 3BHK, maybe ₹1.5Cr. Everyone glorifies RERA, saying it protects buyers, but I'm not convinced. I'm looking at their registration, but how do you *really* check for red flags beyond just the basic website info? Like, is there more to it? What happens if they delay possession, like so many projects here? Is filing a RERA complaint actually effective, or is it just a paper tiger? I hear people waiting years even with RERA. Should I even trust the completion dates? Change my mind if RERA truly works.
