Did a site visit to DLF The Aralias yesterday, honestly, it's quite impressive but the price tag, yaar, ₹31.5 Cr se upar. Been renting for ages, landlord ne fir se rent badha diya, so I'm finally taking the plunge into ownership. My main worry is ROI at this price point. Kya is project mein aur capital appreciation expected hai? Not sure if it's already peaked. Also, itne high ticket size pe actual rental yield kitna milta hai? Koi idea hai monthly kitna generate ho sakta hai? And what about the exit strategy? 5-7 saal baad buyer easily mil jaega kya? Secondary market kitna liquid hai for properties this expensive? Just trying to do the EMI vs rent math properly.
