Wave Veridia – everyone talks about location, but nobody mentions the legal stuff. I'm finally taking the plunge from renting, fed up. Builder-buyer agreements feel like a trap; full of clauses favouring them. RERA is supposed to help, right? But is it actually effective when builders like Trendsetters delay? Ya bas paper pe hai? Change my mind.

It's tough out there for first-time buyers. I understand U1's frustration completely. Renting forever feels like throwing money away. But buying into a project with a bad track record or vague agreements can be even worse. My advice would be to look at ready-to-move options if budget allows, even if they are slightly smaller. Or, if you must go for under-construction, choose a builder with a solid RERA compliance history, not just 'paper pe'.
Wave Veridia ka location no doubt achcha hai, especially for connectivity to Delhi. But I heard the per sqft rate is on the higher side considering the builder's reputation. Has anyone checked the actual carpet area vs. super built-up area ratio? Usually, Trendsetters is tricky with that.
Exactly! My brother booked in Achchheja with another builder, and their carpet area was 75%. Wave Veridia seems like a bad deal on that front, plus the delays. Location alone won't compensate for these issues.
Carpet area ratio was very low, around 65% when I checked last month. Not worth it.
I almost booked with Trendsetters in Afzalpur last year. Thank god I backed out. Their sales team is very pushy, and when I asked for specific RERA clauses in the agreement, they started beating around the bush. Property market in Ghaziabad is already slow, and these delays just kill buyer confidence. Don't rush into anything just because you're fed up with renting, research properly.
U7, RERA complaint se builder pe pressure toh aata hai, but recovery takes ages and is a long, tiring process. U11, they avoided confirming the penalty clause for delays and refused to commit on the exact possession date in writing. Standard builder tactics, I guess.

Bhai, you hit the nail on the head! Trendsetters ka toh naam hi kaafi hai delays ke liye. RERA sirf dikhawe ke liye hai, asli mein kuch hota nahi hai. Mera dost Abhay Khand mein phasa hua hai unke ek project mein, 3 saal late chal raha hai.
But what if we file a RERA complaint? Does it actually help recover money or just makes the builder nervous? I'm looking at a place near Ahinsa Khand II and worried about the same.
Haan yaar, Trendsetters ka record bahut poor hai. Wave Veridia ke reviews bhi acche nahi hain.
