₹85 lakh for a 2BHK in G3 Builder Floor 1 seems okay, but Mehta Villa Ananyata at ₹3 Cr+ is a different game. I work in real estate, but buying for myself is tough. G3 ka carpet area efficiency kaisa hai, any real user feedback? Mehta Villa mein total cost of ownership kitna jaata hai, including maintenance? Thinking long-term, 5-year appreciation. G3 more accessible, but will Mehta Villa give better ROI in luxury segment? Confused, yaar. Which is a smarter investment?
