Has anyone actually managed to get a good deal on resale property in Noida without a broker? Yaar, I'm so fed up of renting, landlord ne phir rent badha diya. Finally thinking of buying apna ghar. Been looking around Sector 84, Property Minds Pvt Ltd ke projects bhi dekhe hain. But not sure agar new projects mein negotiation scope hota hai. Resale mein jyada bargaining ho paati hai kya? Matlab, direct owner se baat karein ya broker se hi deal karwayein? Heard brokers inflate prices sometimes. Kitna percent expect kar sakte hain discount, realistically? Don't want to overpay. Any advice on this?

Ultimately, it's a mix. If you have time, knowledge of legalities, and are good at bargaining, going direct for resale can save you the broker commission (usually 1-2% of property value). But for a first-time buyer, a reputable broker can be a good guide. Just make sure to cross-check everything they say. Property Minds ke projects mein toh builder ki reputation hi kharab hai, so new ya resale, be careful. Maybe look at other sectors like Greater Noida West for better value and newer projects with better track records.
I disagree with the 'broker inflate prices' part. A good broker actually helps you find the right price range and saves time. Plus, they handle the paperwork. What about the legal verification process if you go direct? Uska kya plan hai? Woh toh zyada scary hota hai.

Dekho bhai, Property Minds ke projects se door hi raho toh achha hai. My cousin invested in their project near Alistonia Estate, and it's been a nightmare. RERA registration number bhi check kar lena. New projects mein negotiation ka scope bahut kam hota hai, unless it's a distress sale by the builder or a very old inventory. Resale mein you can realistically expect 3-5% discount, maybe up to 7-8% if the property has some issues or the owner is in a hurry. Zyada expect mat karna unless it’s a very niche property.
