Hennur Road's traffic situation feels like a deal-breaker sometimes. I'm so fed up of renting, landlord raised rent again, so finally taking the plunge to buy. My EMI vs rent math is finally making sense for a 2BHK, looking around ₹80-90L. Seriously considering Hennur because of its ORR access for work. But how bad is the traffic during peak hours *really*? And what about water supply, especially with borewell dependency? Are there any builders to specifically avoid, or anyone doing decent work there like Prestige or Sobha? Honestly not sure about the long-term liveability, want to avoid hidden costs. Any advice?

I was also looking at Hennur last year and almost got trapped. Be very careful with smaller, unknown builders. There was one project, RERA ID PRM/KA/RERA/1251/446/PR/190905/002875, that got delayed by almost 2 years! Always check their RERA history and project status. Hidden costs are super real – maintenance charges, corpus fund, society registration, legal fees, GST on amenities... Sab add up ho jaata hai. Make sure your budget has a buffer for at least 5-7
Prestige ke projects are generally good but they command a premium. Sobha is also reliable for quality. Just avoid any lesser-known builders promising too much for less, especially on possession timelines.
Totally understand your frustration with renting! Mera bhi same haal hai, landlords seem to think rent is a monthly lottery ticket. Hennur traffic during peak hours is brutal, yaar. My office is near Manyata Tech Park and just crossing the Hennur main road junction takes forever. Weekends are fine though, that's the only relief.
Kothanur side is generally better for traffic, but then your ORR access is not as direct as from Hennur main. You'll still hit some bottlenecks. Aavalahalli is a bit further inside, good for quiet living but commute will definitely increase.
Haan, Manyata waalon ka toh bahut bura haal hai. Have you checked out projects closer to Kothanur or towards Aavalahalli? Thoda traffic relief mil sakta hai wahan se, but connectivity ka kya scene hai?
Bhai, Hennur traffic is no joke, especially near the flyover and main junctions during peak hours. You're absolutely right to be worried about it, it can easily add 30-45 mins to your commute each way. Water supply is an even bigger concern; a lot of projects still depend heavily on tankers, which adds to monthly expenses. For 80-90L, a decent 2BHK by Prestige or Sobha might be a real stretch in prime Hennur now; prices have significantly appreciated. You might need to adjust your expectations or look slightly further out.
U4, water tanker costs depend heavily on the society and its overall BWSSB connection status. My friend lives in a project near Adigara Kallahalli and they pay around 2-3k extra monthly for tankers during summer, sometimes even in winter if borewell levels drop. It's not a daily crisis, but definitely a recurrent expense you need to factor in. BWSSB connection is still pending for many societies, so borewell dependency is high.
