Spent the whole Sunday checking out options in Sector 90, including some Aditya Builders projects. Honestly, I'm fed up of renting, landlord raised rent again, so finally taking the plunge. But is it just me, or do brokers totally control the pricing narrative in Greater Noida? They push you towards specific units, almost like they have a quota. Everyone talks about negotiation, but how much can you *actually* move the needle when the broker seems to be setting the baseline? Also, stamp duty and registration costs are insane, often brushed aside. Disagree? Tell me why.

Totally relate, bhai! That feeling of your landlord holding you hostage is the worst. I'm also looking in Sector 90, and the broker situation is exactly as you described. They show you a couple of 'premium' units first, then bring out the 'budget' ones, always with a story about how it's the 'best deal right now'. It's like they're reading from the same script.
