DLF Garden Estate – everyone glorifies it. I'm done with renting. Livability is just on paper, right? Carpet area efficiency seems a gimmick. Disagree? Batao why.

Dekho, DLF ka brand hai, no doubt. But current market conditions mein Gurugram mein prices sky-high hain. Garden Estate jo bhi de raha hai, us price point pe shayad aur better options mil sakte hain. Even Badshahpur jaise areas mein bhi rates ab bahut upar ja rahe hain. Value for money dekhna padega.
Exactly! Renting better lag raha sometimes. EMI kitni banegi soch ke darr lagta hai, aur phir agar project mein issues nikle toh double headache.

Carpet area efficiency toh pakka gimmick hai. Mere ek friend ne Airport Road pe ek dusre DLF project mein liya tha, bola tha 1200 sqft, but actual useable space 800 bhi nahi feel hoti thi. Builder ne common area mein sab adjust kar diya. Garden Estate mein bhi dhyan se check karna. Itna paisa deke chota ghar mile, kya faayda.
Builders ka yehi game hai, dikhaate kuch aur hain, dete kuch aur. Hum first-time buyers toh phas jaate hain.
Usually 20-25% ka difference toh normal hai, but DLF jaise builders mein bhi itna ho toh dikkat hai. Kabhi kabhi toh 30% tak bhi chala jaata hai super built-up ke naam pe.

Haan bhai, itni badi society mein maintenance charges bhi high honge. Aur builder baad mein sunta bhi nahi hai.
Specific issue toh yeh hai ki 474 units hain. Itni badi society mein maintenance aur general living experience kaafi challenging ho jaata hai. Parking aur common areas mein rush toh pakka hoga.
Totally agree yaar! Livability sirf brochure mein acchi lagti hai. Jab tak khud experience na karo, sab hawa-hawai. Budget mein rehke bhi quality milna mushkil hai aajkal. I'm also looking for my first home and this is my biggest fear.
