Magarpatta keeps coming up every time I shortlist something. Fed up of renting, seriously. Everyone glorifies direct builder deals, but honestly, I think it's a huge myth for investors. Okay I'll say what no one says: brokers often know where the real spot discounts are, especially in the secondary market. Direct builder pricing feels fixed, no real room to move on that ₹90L 2BHK. Change my mind. Have you actually negotiated hard with Dolphin Buildcon directly and won for ROI?

Totally agree with you! Builder ki taraf se toh pakka 'fixed price' ka rona hota hai. They never budge, especially for good projects. Been there, done that, felt scammed.
Exactly! My friend bought a flat in Akurdi directly from a builder last year, thinking he'd save. Ended up paying almost the same as someone who went via a broker, just without the extra guidance and paperwork help.
