Rent keeps increasing, finally buying. Gurugram builders like Pegasus claim 'no discount'. Myth hai. What's *real* negotiation? Hidden charges at possession? Change my mind.

Gurugram mein abhi market thoda soft hua hai after the initial boom, toh negotiation ka scope hona chahiye. Builders ko units clear karne hain. What about the RERA clause for delayed possession? Par possession ke time pata chala ki utility connection charges, development charges, aur even 'community welfare fund' ke naam pe 2 lakh extra maang liye. Woh bhi tab, jab loan approve ho gaya tha aur sab documents sign ho chuke the. Last minute pe haggle karna pada. Builders ka yeh tactic bahut common hai, they know you're invested by then.

RERA number toh theek hai, but OC (Occupancy Certificate) aur CC (Completion Certificate) ki dates pe bhi dhyaan dena. Bahut builders possession date toh dete hain, par OC aate aate saalon lag jaate hain. Mera cousin Badshahpur mein ek project mein phasa hai, 2 saal se OC ka wait kar raha hai.
