10 years of renting, finally pulling the trigger
Okay I'll be honest — I completely underestimated how confusing this process is, especially with Ashley Estate Floors 3 in Sohna. My parents keep saying it's a huge investment, and ₹4.70 Cr is a lot for my first place. I'm looking at a 3BHK there, but I'm really concerned about the actual carpet area efficiency. On paper, it looks good, but sometimes these layouts feel so cramped in person, you know? Is the usable space genuinely good for daily living, or is a lot wasted in corridors and odd corners? What was your possession experience like? Did anyone find major issues after moving in that weren't obvious during visits? Honestly, I just want a good home, not just a good brochure. Any insights on the actual livability and layout would be super helpful. Ab samajh nahi aa raha if it's worth this much.

4.7 Cr for Sohna? Bhai, that's a lot for a first home. And RERA not applicable? That's a bit of a red flag for me, makes me nervous.
U2, the 'RERA Not Applicable' part is often because it's a 'Floors' project, meaning it might be built on a plot with separate floor registrations, sometimes falling under different rules if it's less than 8 units or below a certain area. It's not necessarily a red flag
