Been renting for almost 10 years, aur ab bas ho gaya. Landlord ne phir rent badha diya, so finally taking the plunge to buy in Gurugram. Dwarka Expressway (Sectors 102-113) and Golf Course Extension pe projects dekh raha tha, M3M, Godrej sab. But current prices dekh ke chakkar aa rahe hain, especially considering 2026 trends. Is this price rise sustainable, ya correction aayega? Log bol rahe hain Gurugram mein prices peak par hain. Kaunse areas next 2 years mein maximum appreciation denge? Sector 23 mein prices inflated lag rahe hain, should I avoid?

The current market conditions are definitely a mixed bag. On one hand, demand is strong and infrastructure projects are boosting Gurugram's appeal. On the other hand, interest rates are up, and prices have indeed seen a sharp climb. My suggestion would be to look at the 'sweet spot' – not fully developed, but with good future connectivity. Baharampur Naya aur Baliawas ke paas bhi kuch projects aa rahe hain, wahan thoda research kar sakte ho. But again, due diligence is key. What about the maintenance costs in these M3M/Godrej projects? Are they sustainable for a first-time buyer?
Maximum appreciation ke liye, mujhe lagta hai Dwarka Expressway ke connectivity improve hone se jo sectors abhi under-developed hain, jaise 106, 109, unmein potential hai. Lekin Sector 23 ka inflation sahi hai, it's already quite developed, toh high appreciation ka scope kam hai. Airport Road (Gurgaon side) ke plots ka demand bhi steady hai.
Haan, Sector 23 toh over-priced lagta hai. Better to look at newer areas for growth.
Airport Road (Gurgaon side) pe mostly independent floors aur plots hain. 2BHK flats mushkil hain wahan. Aur rates toh 70-80k/sqyd se shuru hote hain plots ke. Agar budget tight hai toh Dwarka Expressway ke inner sectors mein 2BHK ke options mil sakte hain. Jaise Sector 102-103 mein kuch projects hain jahan 2BHK 1.2-1.5 Cr tak mil jayega. Bas builder ki reputation check karna.

Dekho bhai, main bhi Dwarka Expressway pe dekh raha tha 2 saal pehle. Builder ne itne promises kiye, but possession date 2 baar extend ho gayi. Ab toh RERA mein complaint file ki hai. M3M aur Godrej ke projects generally on time hote hain, but small builders se bach ke rehna. Especially jo new sectors mein launch kar rahe hain, unka track record check karna bahut zaroori hai. Meri advice hai, ready-to-move ya near possession projects dekho, thoda peace of mind rahega.

Exactly! Mere ek friend ne Godrej Meridien mein 2019 mein liya tha, aaj uski value double ho gayi hai. Us time bhi log bolte the expensive hai. Ab Sector 102 mein bhi 12-15k/sqft chal raha hai. Agar investment horizon long hai, toh shayad theek hai, but short-term correction ka risk toh hai hi.
Agree, waiting game is risky. Jab tak interest rates high hain, shayad thoda cooling ho, but demand bhi toh bahut hai.
Correction ki hope toh sabko hai but kab aayega, nobody knows. Main bhi 2 saal se wait kar raha hoon, prices double ho gaye hain. Ab lagta hai miss out kar diya. Maybe thoda low-rise ya plotted development dekhna chahiye, like near Badshahpur. Wahan thoda scope hai.
