Does anyone actually manage to negotiate builder prices in Bengaluru these days? I’m looking at a 2BHK from Sobha near Glass Factory Layout, around ₹1.2 Cr. The sales team seems pretty firm, saying prices are non-negotiable. Is that true for big builders like Sobha, or can you still push for a few lakhs off? My budget feels tight once I factor in everything. Honestly, I’m fed up of renting. My landlord just hiked rent again, so I want to finally build some equity. But it’s not just the base price, right? What about stamp duty, registration, PLC, and floor-rise premium? How much extra does that typically add on top of the base price? Is it like 15-20% more? And is floor-rise really worth paying extra for? Any real negotiation tips or hidden costs I should watch out for from recent buyers?
