10 years of renting, finally pulling the trigger
Honestly, I'm completely fed up of renting in Bengaluru. My landlord just hiked the rent again, so finally taking the plunge to buy. Looking at places around Whitefield, Sarjapur Road, maybe even Yelahanka side. My budget is around ₹1.2 Cr for a 2BHK or a compact 3BHK. Builders like Prestige and Godrej are everywhere, but pricing... uff. The big question is, is Bengaluru still a good investment for 2026-27? Matlab, will prices continue appreciating like crazy or has it peaked? Especially with all the Metro Phase 2/3 work and Peripheral Ring Road coming up, will areas near them really benefit that much? Like the Krishnarajapuram Metro corridor, sahi hai kya? Also, for rental yield and appreciation, 2BHK better hai ya 3BHK? What's the scene?

It's a huge decision, and the market is definitely complex right now. My advice would be to deep dive into the RERA status of any project you consider. Check for previous projects by the same builder – on-time delivery, quality, post-possession issues. The PRR will be massive, no doubt, but the timeline is still a bit hazy, and current traffic around those areas is a nightmare. Don't just go by future promises, look at the current livability too. Also, consider the micro-market. A well-connected 2BHK in a developed micro-market can sometimes outperform a larger 3BHK in a nascent area.
RERA status check is crucial, absolutely. Many builders delay.
Haan, Yelahanka mein Purva aur Brigade ke projects kaise hain for quality and RERA? Koi idea?
Coming to 2BHK vs 3BHK for rental yield and appreciation – this is a tricky one. Generally, 2BHKs give better rental yield because the overall ticket size is lower, making them more affordable for tenants. But 3BHKs appreciate more in value over the long term, especially if you plan to live there with family. What's your priority, immediate rental income or long-term capital appreciation?
Exactly what I thought! I bought a 2BHK in Aavalahalli (near Sarjapur Road) two years back purely for rental income. The yield is decent, around 3.5-4%, which helps with the EMI. But appreciation hasn't been as fast as I hoped, maybe because of the high interest rates now. If you're looking for appreciation, maybe a compact 3BHK might be better in the long run, especially if you're holding for 5+ years.
2BHK for rental, 3BHK for self-use, makes sense. Agreed.
For 2026-27, Bengaluru is still a safe bet, but don't expect the 'crazy' appreciation we saw from 2018-2022. It'll be more stable growth. Metro Phase 2/3 and PRR are definitely game-changers, especially for areas like Krishnarajapuram. Connectivity improves, demand increases. But it's a long-term play, not a quick flip.
Haan, Metro ka impact toh pakka hoga. Krishnarajapuram side mein traffic bhi thoda kam ho jayega.
Honestly, 1.2 Cr for a 2BHK/compact 3BHK in Whitefield/Sarjapur might be a stretch now, especially with builders like Prestige. Prices have already appreciated a lot. Are you sure Bengaluru will keep appreciating 'like crazy'? I'm a bit skeptical. Maybe look at areas slightly further out like Akshayanagar or even parts of Yelahanka near the airport road for better value and future growth potential. The 'peak' might be closer than we think, especially with current interest rates.
You're right about the budget being tight for those areas. I almost booked a 2BHK in Whitefield from a reputed builder last year, but the per sqft rate was insane, and they kept delaying the RERA possession date. Ended up pulling out. My friend bought in Agrahara Layout, a bit further, for a much better price and got possession on time. Builder ka track record dekhna bahut zaroori hai, not just the brand name.
I think Whitefield and Sarjapur still have potential due to job hubs and upcoming infrastructure. Connectivity is key, and those areas will always have demand.
Oh man, I feel you! Rent hikes are just brutal in Bengaluru. It's like landlords are in a competition to see who can squeeze the most out of tenants. Taking the plunge to buy is a big step, but a necessary one for peace of mind, I think. Good luck with your search!
Sahi baat hai! I'm also looking in the same areas. Have you checked out any specific projects by Prestige or Godrej? Unka pricing toh high rehta hai, but possession ka status aur quality kaisa hai aajkal?
Totally agree! My landlord increased rent by 15% this year. It's getting ridiculous. Buying seems like the only way out.
