Since January I've been shortlisting flats in this city, honestly fed up of renting. My landlord raised rent again, so I'm finally taking the plunge. I'm looking at Ramprastha Skyz, brochures look amazing. But I'm worried about the reality. How much of those fancy amenities actually get delivered and are truly usable? Or just for show? What about construction quality? I've heard stories of cracks within a year, or seepage. Is that common in Gurugram projects? And those maintenance charges... are they worth it? I don't want to pay high fees for poor service. Trying to do the EMI vs rent math, but hidden quality issues really mess up calculations.

Maintenance charges are a nightmare everywhere, especially in Gurugram. It's a black hole!
Maintenance charges are high, but sometimes they do provide good security and common area upkeep. It's a trade-off. You need to visit the society and talk to residents to gauge service quality and see if it's worth it.
U1, have you checked their RERA number and possession status? Ramprastha Skyz ka toh possession 2019 mein tha na? Toh ab toh ready-to-move hai. What's the current price they are quoting for a 2BHK or 3BHK?
U9, since it's completed and people are living there, what about the construction quality then? Are there actual residents who can share their experience about cracks/seepage or shoddy workmanship? That's my main concern.
Yes, U4, the RERA number is 320 OF 2017. And possession was indeed March 2019. It's a completed project. The price range is ₹1.3 Cr – ₹1.5 Cr for a ready-to-move unit. But factor in stamp duty and registration charges which add quite a bit. I heard some units near Airport Road side are still available, maybe you can negotiate there.
Totally understand your frustration U1! 10 saal is a long time. I was also looking at Skyz last year. Brochures are indeed tempting. But haan, amenities and quality are the biggest question marks. Gurugram mein toh common hai sunna ki initial buyers ko issues aate hain, especially with plumbing and finishing. Don't rush into it just because of rent hike.

U1, I had a friend who bought in another Ramprastha project a few years back. The amenities promised were delayed by years, and the swimming pool was never properly maintained. Gurugram mein quality control is a huge issue, especially for cracks and seepage after the first monsoon. Check the actual site, not just the sample flat. Talk to current residents if possible.
