Under-construction projects are a total gamble, especially when you have a family. Honestly, everyone talks about RERA but delays aur quality issues ka kya? My wife is clear, she wants ready-to-move. We're eyeing a 3BHK in Baner-Balewadi or NIBM Road, budget around ₹1.5 Cr, for kids' school admission. Can't afford to wait years for possession. Builder ka track record matters, like Kolte-Patil or Godrej Properties, but even then, UC mein uncertainty bahut hai. Metro connectivity bhi dekhni hai. Is it really worth saving a few lakhs for so much headache? Ready-to-move mein thoda premium lagta hai, but peace of mind toh hai. Log bolte hain UC mein better appreciation milta hai, but safety aur timely delivery ka kya? Disagree? Tell me why.

Totally feel you, yaar! My wife also has the same fear about UC. Hum bhi Baner side hi dekh rahe hain, but ₹1.5 Cr mein 3BHK RTM milna mushkil hai thoda, especially from a top builder. Peace of mind ka koi price nahi hota, sahi baat hai.
