What's the real scene with construction quality for builders like Godrej, ATS, and Gaursons in Noida Extension? Hum ek 3BHK upgrade plan kar rahe hain, wife ka priority hai ki finishings acchi hon aur koi seepage issues na aaye baad mein. My budget is around 1.2-1.5 Cr for a decent 3BHK, looking in Greater Noida West. Kids ka school bhi dekhna hai, so on-time delivery is super important. Suna hai kaafi builders ka track record theek nahi hai. Koi bata sakta hai ki in teeno mein se kiska actual delivery experience sahi raha hai, aur post-possession quality kaisi rehti hai? Matlab, do they actually communicate during delays or just go silent? What's the word-of-mouth on their older projects? Which one would you trust for a family home?

I think current market conditions mein thoda careful rehna chahiye. Interest rates bhi upar hain, aur builders pe pressure hai. My advice would be to visit at least 3-4 older completed projects of each builder you're considering. Talk to actual residents, not just sales reps. Aur RERA site pe jaake har project ka status check karo. Sirf naam pe mat jaana.
Mere ek dost ne Gaursons ka project liya tha kuch saal pehle, Alistonia Estate mein. Uski story sunoge toh darr jaoge. Possession ke 6 mahine baad hi bathrooms mein seepage shuru ho gayi, kitchen ki tiles nikalne lagi. Builder ko kitni baar phone kiya, emails bheje, koi response nahi. Maintenance team aati hai, thoda patch-up karti hai aur phir gayab. Finishings toh bilkul third class thi. Usne toh ab bechne ka plan bana liya hai, loss mein hi sahi.
Ye sab sun ke toh aur dar lag raha hai. Kya koi bata sakta hai ki Godrej aur ATS ke latest projects, specially near Ajayabpur, ka RERA possession status kya hai? Aur jo log wahan reh rahe hain, unki actual experience kaisi hai regarding maintenance?
1.5 Cr mein Ajayabpur side mein bhi itna delay? Mera budget bhi similar hai, ab toh soch raha hoon ki renting hi best hai.
Godrej Park Lane ka RERA date 2024 end hai, but lag nahi raha ki time pe milega. ATS Homekraft Pious Orchards ka bhi same haal hai, delays expected. Maintenance wise, ATS ki societies mein thoda better management hota hai as per my friends living in Alpha II. But charges bahut high hote hain.
Humne toh 2020 mein ek project book kiya tha, developer ne bola tha 2023 end tak possession de denge. Abhi tak sirf structure khada hai, andar ka kaam shuru bhi nahi hua. Har baar koi naya bahana. Kids ka school ka plan pura bigad gaya. Builder ki taraf se communication zero hai, bas emails pe generic replies aate hain. So, on-time delivery ka promise par zyada bharosa mat karna. RERA mein complain kiya hai, but process bahut slow hai.

Godrej and ATS are generally considered better, but even they have their issues. Gaursons se toh thoda bach ke hi rehna, especially for finishings. Seepage toh common complaint hai. On-time delivery sabka issue hai.
Godrej ki kuch projects mein maine suna hai ki post-possession service achhi hai, but initial delays toh hote hain. ATS ka track record bhi mixed hai, especially in older projects near Alpha I Greater Noida.
Totally agree. Meri bhi wife ko finishings ka tension hai. Sun ke darr lag raha hai.
