LB Nagar — metro connectivity ka future bahut discuss ho raha hai, especially Phase 2. I work in real estate, but for my own 3BHK buy (budget ₹1.5Cr tak), I'm trying to see through builder hype. Builders bol rahe hain ki Metro Phase 2 se prices double honge, but abhi toh sirf plans hain. ORR connectivity ka impact already dikh raha hai, but metro ka real game kab shuru hoga? Kya lagta hai, is it worth buying near proposed Metro stations abhi, ya wait karna sahi hai for more clarity? Builders PLC bhi charge kar rahe hain for metro proximity, which feels speculative. Any ground-level experiences ya off-the-record advice?

Guys, ek genuine question. LB Nagar mein current per sqft rates kya chal rahe hain for a decent 3BHK, non-metro facing? Builders jo 'metro proximity' ke naam pe rates badha rahe hain, uska actual number kya hai? Kya RERA website pe kuch data mil sakta hai jo builder ke claims ko cross-check kare?
U5, LB Nagar main average rates abhi ₹6000-₹7500 per sqft chal rahe hain for new projects, depending on the builder and amenities. Metro-facing ya proximity ke naam pe they add ₹500-₹1000 extra per sqft, jo ki bahut zyada hai. RERA website pe specific project ke approved rates milte hain, but market rates ka trend check karne ke liye better hai local
Bhai, builder hype se bach ke raho. Mera ek friend Attapur mein phasa tha, 2018 mein bola tha metro station pass banega, abhi tak sirf pillars khade hain, aur possession bhi 2 saal late mila. Usne bhi PLC diya tha thinking prices will shoot up, but abhi tak toh utna ROI nahi mila. LB Nagar mein bhi same game chal raha hoga. Metro Phase 2 ka plan toh hai, but ground pe aane mein time lagega, aur tab tak kya pata aur kya changes ho jayen. Don't fall for the 'future' promise.
U3, PLC ka toh seedha 'no' bolna padta hai. Agar builder nahi maanta, toh samjho kuch gadbad hai. Maine bhi initially ek project mein almost de diya tha PLC, par research kiya toh pata chala ki proposed station 5km door tha, not 'walking distance' as they claimed. It's all about checking the master plan yourself.
Sahi keh rahe ho. Attapur ka case sunke toh aur darr lag raha hai. PLC ka kya karein phir? Builders toh force karte hain almost.
Yaar, exactly my thoughts! LB Nagar side main bhi dekh raha hoon for a 3BHK, budget similar hai. Builders toh aise bolte hain jaise metro kal hi chalne wali hai. PLC ka toh samajh hi nahi aata, itna risk kaun lega? Lagta hai thoda aur wait karna hi better hai, clarity aane tak.
