10 years of renting, finally pulling the trigger
Two years ago I'd have laughed at these prices, but after my landlord raised rent again, I'm seriously looking to buy. ZEN & SATO (UPCOMING) is on my radar. Price is ₹2.98 Cr–₹4.13 Cr. It's under construction, making me nervous. What's the real capital appreciation been like for similar projects post-launch in Bangalore? I'm trying to factor in actual rental yield for my EMI vs rent math. What are people seeing? Also, any insights on the builder's delivery track record? Are they known for delays? Worried about getting stuck if it's mostly investors. What's the resale potential like in 5-7 years for a project like this? Trying to understand the true ROI.

I feel you on the rent struggle! My landlord increased rent by 15% this year and I'm seriously considering buying too. ZEN & SATO sounds interesting, location-wise. But that 2030 possession date is scary. What if the market shifts dramatically and the property value doesn't appreciate as expected? This is my biggest fear as a first-time buyer.
Bhai, 2.98 Cr starting price for an upcoming project with possession in 2030? That's a long wait and a huge commitment. Are you sure about this builder's reputation? Bangalore market mein delays common hain, especially for such big projects. Mera toh budget hil jayega itni lambi wait mein.
U8, for this area, 3Cr starting is actually competitive for a new project, even with the long wait. Ready-to-move ones in prime spots are easily 20-30% higher now. But yes, per sq ft matters, need to check the carpet area and all the hidden costs.
But isn't the price range ₹3.0 Cr – ₹4.1 Cr quite high for an 'upcoming' project, even if it's in a prime area? I'm trying to compare it with ready-to-move options nearby. What's the per sq ft rate coming to after all charges?
Exactly! 2030 is too far. By then, who knows what the interest rates will be, ya phir kuch aur hi market condition ho.
