10 years of renting, finally pulling the trigger
Since January I've been shortlisting flats in this city, and Umang Winter Hills keeps popping up. Honestly, for ₹1.5 Cr approx, is anyone else feeling the carpet area is just too less? Matlab, the super area looks good on paper, but actual usable space feels so cramped for a young couple like us. Everyone glorifies Gurgaon projects for amenities, but nobody talks about how small the actual living space is getting inside the flats. It feels like we're paying a premium for common areas more than our own home. Is the community vibe and daily living experience here so good that it makes up for the tiny rooms? I'm not sure if it's genuinely good to live in, ya bas dikhane ka hai. Disagree? Tell me why.

Yaar, this 'location advantage' argument has become an excuse for builders to shrink living spaces. Pehle toh log 1.5 Cr mein proper 3BHK le lete the Gurugram mein. Ab toh 2BHK bhi mushkil se mil raha hai, woh bhi with tiny rooms. It feels like the current market conditions are just forcing us to accept less for more. I'm so frustrated with this trend. It's like developers are selling a lifestyle, not a home. Total units 724 hain, so imagine the density!
Toh OP, kya decision liya finally? Did you end up shortlisting something else, ya Umang Winter Hills pe hi consider kar rahe ho?
Sahi baat hai, it's a tough call. If your priority is a spacious home, then maybe this isn't the best option. But if you value community living, amenities, and connectivity more, then it might make sense. Har kisi ki apni preference hoti hai.
Dekho, at the end of the day, location matters the most. Umang Winter Hills ka location advantage bahut strong hai. It's well-connected, and the area has seen good appreciation in the last few years. My friend, who's a broker, told me that even with the 'less' carpet area, the resale value is expected to be good because of the overall development in that micro-market. It's an investment, not just a home.
U9, haan, Airport Road se connectivity bahut smooth hai, aur upcoming metro extension ka bhi long-term benefit milega. Plus, it's close to schools and hospitals, which is a big plus for families. That's why the premium.
Which specific location advantage are you talking about? Koi upcoming infrastructure project hai kya wahan aas paas?
Main toh already book kar chuka hoon Umang Winter Hills mein! Haan, carpet area ka issue hai, I won't lie. But for me, the location and the amenities won me over. My kids love the huge clubhouse and the swimming pool. Plus, it's a completed project, RERA GGM/10/2018 hai, so no builder delays ka tension. The community vibe is actually quite good, lots of young families. Living space chhota hai, but we spend a lot of time outside the flat in common areas. It's a trade-off, I guess.
Haan, possession mil gaya hai U6. Hidden charges toh nahi the as such, but maintenance charges thode high lagte hain. But that's common for projects with so many amenities. Overall, no major issues so far, everything is functioning well.
Sahi keh rahe ho, amenities kaafi hain, but ultimately ghar toh ghar hota hai. Badshahpur side mein bhi projects hain jahan carpet area thoda better mil jaata hai for similar pricing. What's the point of a big clubhouse if your bedroom feels like a shoebox?
Possession mila kya aapko? Aur koi hidden charges ya maintenance issues aa rahe hain after possession?
Yaar, but at ₹1.5 Cr, that's still a decent price for a completed project in Gurgaon, no? Which configuration were you looking at? Is it a 2BHK or 3BHK? Maybe the smaller units feel more cramped.
Totally agree with the original post! Hum bhi Umang Winter Hills dekh ke aaye the. Super area toh 1500 sqft dikha dete hain, but andar jaake lagta hai jaise 1000 sqft bhi mushkil se hoga. Carpet area kaafi kam laga for the price point. Amenities hain, no doubt, but kya woh living space ki kami ko justify karte hain? Mereko toh nahi laga.
