10 years of renting, finally pulling the trigger

Mohali Sector 82 – fed up of renting, finally taking the plunge. Landlord ne rent phir badha diya, ab bas! I'm eyeing a 3 BHK in Pioneer Araya, seems decent on paper. My main concern is the maintenance charges. Brochure mein toh sab sahi lagta hai, but real-world mein kya service milti hai? Is it just for basic security and cleaning, ya amenities like clubhouse and gym bhi properly maintained rehte hain? Yaar, clubhouses often become ghost facilities after a year. Iska usage kaisa hai? Aur power backup ka scene kya hai, full flat ya bas common areas? Don't want to pay high charges for zero value. Any current residents or ex-residents can shed light? What's the ground reality?
