10 years of renting, finally pulling the trigger

Honestly, I'm fed up of renting for so long, finally taking the plunge to buy a flat in Noida Extension. As an investor, I'm looking at places like Vihaan Green Heaven, aur brochure mein amenities toh kaafi fancy dikhte hain. But real mein, after possession, kitna difference aata hai promised amenities aur actual delivered mein? Kya clubhouse aur sports facilities ghost facilities banke reh jaati hain ya actually use hoti hain? I'm worried about tenant attraction and future resale value agar amenities sirf paper pe achhe hain. Plus, high maintenance charges bhi toh lagte hain. Is it worth paying for amenities that aren't properly maintained or even fully functional? Anyone bought in Noida Extension and faced this? Kya advice doge?
