10 years of renting, finally pulling the trigger
Did a site visit to a couple of projects near Mota Mava yesterday. Builder was showing a 3BHK, saying it's 1500 sqft super area, but carpet area was barely 900 sqft. Honestly, I had no idea the difference could be so huge. Rajkot mein ye super area aur carpet area ka calculation kitna matters karta hai? I'm looking at places around Kalawad Road, budget ₹80L-₹1Cr for a 3BHK. Ansal API ya Pramukh Group jaise builders ka kya scene hai isme? Is this a common trap? How can I verify usable space? My parents keep saying dhyan rakhna, but ab samajh nahi aa raha, any tips?

Your budget of ₹80L-₹1Cr for a good 3BHK on Kalawad Road with decent carpet area is going to be a stretch for new projects. Most new launches are quoting higher these days, especially with the amenities they offer. Have you checked ready-to-move options? Sometimes you get a better deal for carpet area there, as older projects might have more practical layouts.
U8, for Krishna Kunj and prime Kalawad Road, I'm seeing almost ₹4500-₹5000 per sqft super area for new projects. If we assume carpet is roughly 60-65% of super area, that means you're looking at ₹7000-₹8300 per sqft carpet area. So for a 900 sqft carpet area, that's already ₹63L to ₹75L just for the flat, excluding all other charges. Your budget might just fit a compact 3BHK or a spacious 2BHK then. It's frustratingly expensive.
Ready-to-move is a good point! But then stamp duty and registration charges add up fast, right? Plus, older buildings might have maintenance issues down the line. What's the average per sqft rate for carpet area in Kalawad Road or Krishna Kunj right now for new projects?

It's the only way to get a true picture and avoid feeling cheated later. Aur Rajkot mein toh yeh game bahut chalta hai, especially in areas like Krishna Kunj where demand is high.
RERA carpet area is definitely the way to go for comparison, but remember it doesn't include common areas. Lift lobby, stairs, amenities, thick walls – they all add up to the super area. You need to ask for the actual breakup of how they calculate super area from carpet. Rajkot market mein competitive pricing ke chakkar mein sab yehi karte hain to show a lower per sqft rate.
Sahi kaha yaar. For Ansal API, the difference is often even worse, and I've heard stories of possession delays too. The only way to compare is to ask for the RERA carpet area mentioned on their website or brochure. That's legally binding, so it should be accurate, right?
