10 years of renting, finally pulling the trigger
Sector 57 — I'm seriously looking at Surendra Home 57 there. Fed up of renting, honestly. My landlord raised rent again, so the EMI vs rent math finally made sense to take the plunge. I'm visiting properties, but I keep hearing stories about project delivery. How often do promised amenities actually get delivered? Like, the fancy clubhouse and green areas shown in brochures, are they just for show or genuinely usable? And construction quality worries me too. Friends have seen cracks and seepage just a year after moving in. Is that a common Gurgaon thing, even with reputed builders? Also, those maintenance charges look steep. Are they actually value for money for the services? Or do you end up paying for ghost facilities? Any insights from Surendra Home 57 residents or anyone who bought nearby would be super helpful. Not sure if I'm overthinking this.

Honestly, the Gurugram market right now is tricky. Prices are high, but interest rates are also up. For first-time buyers, it's a double whammy. If you're tired of renting, I get it. But with Surendra Home 57, the 'RERA Not Applicable' and only 4 units are making me think twice. Maybe look at some slightly larger, RERA-registered projects, even if they are a little further out from Sector 57, like towards Aerocity extension? Safety first, especially for such a big investment.
Maintenance charges are a black hole, my friend. They promise clubhouses, gyms, security, but often half the facilities are non-functional or poorly maintained. And then they hike it every year. For a 4-unit project, what kind of maintenance are they even charging for? Make sure you get a detailed breakdown before committing. Otherwise, it's just paying for 'ghost facilities' as you said.
Construction quality is my biggest fear. My colleague bought a flat in a 'reputed' builder's project in Sector 50, and within 6 months, there was major seepage in the master bedroom. They're still fighting with the builder. So, 'reputed' doesn't always mean good. For Surendra Home 57, since it's a small builder, you really need to check their previous work, if any.
I visited Surendra Home 57 last month. The price is 2.8 Cr, which for a 4-unit project in Sector 57, feels a bit high given the RERA situation. Possession date given was Sept 2023. Has anyone actually gotten possession? I'm worried about delays, especially with no RERA protection. My friend's project in Baharampur Naya was delayed by 3 years!
On the price point, I think 2.8 Cr for a 4-unit project in Sector 57 is actually *not* that bad if the quality is good and it's a prime location. Small projects can sometimes offer better build quality because the builder focuses on fewer units. But yes, possession delay is a real concern without RERA. You need to ask for concrete proof of completion or current status.
2.8 Cr is definitely steep for a project without RERA and only 4 units. That's a lot of money to put down without proper safeguards. And September 2023 possession date was almost a year ago. Did they give you any update on the actual completion? This is the kind of stuff that makes first-time buyers like us so anxious.
Bhai, this is exactly my situation! Renting in Sector 57 is getting ridiculous. I'm also eyeing properties nearby. Surendra Home 57, that's a small project right? I heard about the RERA not applicable status, that's what's making me nervous. Amenities ka toh sach mein, sirf brochure mein hi dikhte hain kya? My friend booked in a project near Badshahpur and the clubhouse is still just a foundation.
RERA not applicable means it's a very small project, less than 8 units or under 500 sq meters. For Surendra Home 57, it says only 4 units. That's why no RERA. But still, small builder ka track record dekhna padega. Amenities ka toh, you get what you pay for sometimes. It's a gamble.
Totally agree with U1. The RERA status for Surendra Home 57 is a huge red flag for me. How can a project be ongoing without a RERA number? That just screams trouble. And amenities, don't even get me started. My cousin's society near Airport Road has a 'swimming pool' that's been under renovation for two years. Budget-conscious buyers like us can't afford these risks.
