10 years of renting, finally pulling the trigger in Noida

Honestly, I'm so done with renting in Noida. My landlord just hiked rent again, and I'm tired of throwing money away. Finally taking the plunge to buy. I'm looking at 2BHKs around Sector 137, maybe Godrej or ATS. Budget's ₹80L. Does the EMI vs rent math actually work out here, or is it just wishful thinking for a first-time buyer?
