Under-construction risk is completely overblown for some builders, but a nightmare for others. I'm so fed up of renting, landlord raised rent again, so I'm finally taking the plunge for a 3BHK around ₹2 Cr. I'm looking at places on Golf Course Extension, maybe something by M3M or Godrej. Everyone glorifies their projects, but what's the actual construction quality like after possession? I hear about plaster cracks and seepage even from 'premium' names. And the hidden charges? PLC, EDC, maintenance deposits – do these builders hit you with big surprises at possession? Honestly, I'm just trying to avoid a future headache. Is DLF or Emaar any better on these fronts? Change my mind.

Bhai, same situation here! Rent hikes are brutal. ₹2 Cr for a 3BHK on Golf Course Extension, that's a good budget, but be super careful. M3M aur Godrej ke projects look fancy, but my friend had issues with M3M Merlin's finishing. Plaster cracks are real even in new builds. Hidden charges are the biggest headache, they always spring up at the end. Make sure everything is in writing.
