Gulshan Homz vs. others in Noida - investment?

Guys, I'm confused. Gulshan Homz ka track record kaisa hai Noida mein, especially Gulshan Botnia project? Heard mixed reviews about delivery timelines. Kya kisi ne experience kiya hai? Also, what about construction quality? Which one is better for investment ROI ke hisab se? I'm looking at 3BHK options. Any suggestions or other builder recommendations? Mujhe advice chahiye. What's your take? Has anyone here invested recently?
