Budget finalised, loan pre-approved – 16th Parkview Gaur Yamuna City pe अटक गया hoon. I work in real estate, but personal investment tricky hai. Okay, I'll say what no one says: GYC mein investor ratio end-user se bahut zyada hai. Ghost society ka risk nahi hai kya? Real rental yield kitna milta hai? Price already ₹59L se ₹1.72 Cr, aur kitna upside bacha hai? Change my mind.

Bhai, main khud GYC visit karke aaya hoon pichhle hafte. Bahut saare flats locked dikhe. Builder sales team toh bolti hai sab end-users hain, but lagta nahi. Rental yield kitna milta hai real mein? Aur ₹59L se ₹1.7 Cr tak ka jump... itna upside aur bacha hai kya? RERA number UPRERAPRJ6801 hai aur total units 3104 hain, itni units mein occupancy kaise dikhegi?
Ghost society ka risk toh hai hi. Main bhi ek project dekha tha Alpha I Greater Noida mein, shaam ko ek bhi light nahi jalti thi. 16th Parkview mein bhi aisa ho sakta hai kya? Bohut soch samajh ke lena padega.
Ghost society ka risk kam hona chahiye as possession 2019 se hai. Builders usually first few years mein struggle karte hain, but 5 saal ho gaye hain. Ready to Move hai, so log shift kar rahe honge. But haan, occupancy rate check karna zaroori hai site visit karke, sirf sales team ki baaton pe bharosa mat karo.
U3, aapki baat bilkul sahi hai. Mera ek relative Alistonia Estate mein rehta hai, wahan bhi 2018 se possession mili hai but abhi bhi bahut saare flats khaali hain. Shaam ko society mein sannata rehta hai. Isse society ka vibe down ho jata hai aur security bhi concern ban jaati hai. 16th Parkview ka bhi check kar lena, kahin baad mein pachtana na pade.
Yaar, post mein jo baat kahi hai, bilkul sahi hai. GYC mein investor bahut zyada hain. Mujhe bhi yahi fear hai ki kahin ghost society na ban jaaye future mein.

Haan bhai, agree totally. Mere dost ne Ajayabpur mein liya tha, same issue hai wahan bhi. Maintenance charges toh pure residents pe hi padte hain na jab aadhe flats khaali hon? Bohut badi problem hai ye.
