₹1.8 Cr for a 3BHK in Cooke Town, that's what Alpine Builders quoted us initially. But ab lag raha hai all-in cost bahut zyada hai. My wife and I are upgrading for the kids' school admission, need a safe neighbourhood. They're pushing this construction-linked payment plan, but I'm worried about hidden charges jo baad mein aate hain. Like, PLC, parking, and then interiors ka bhi alag se. Is it smarter to pay more upfront ya construction-linked better hai? Bahut confusion ho rahi hai. Koi batao total kitna extra lagta hai on top of the base price? Kuch log bolte hain almost 20% extra for stamp duty, registration, and all these other charges. Kya ye normal hai for Bengaluru projects? Any recent experience with Alpine Builders in Cooke Town? Should I negotiate hard on these extras, ya sab fixed hota hai?

Bhai, exactly my situation! We are also looking in Cooke Town for school reasons. ₹1.8 Cr sounds okay for the location, but these 'extras' are what scare me. Builder ka payment plan sunke toh aur darr lagta hai. Is it really 20% extra? That's a huge amount on top!
