₹1.8 Cr for a 2BHK in Sector 82 — that's my budget for downsizing. Kids have moved out, so don't need such a big place anymore. Looking for a compact, low-maintenance flat with an elevator, hospital bhi paas ho. Mohali mein DLF Privana West aur NKV Groups ke options dekh raha hoon. Main concern hai legal aspects. Builder-buyer agreement mein kya tricky clauses hote hain jo sirf builder ko favour karte hain? Kaise identify karein unhe? Aur RERA registration kaise check karte hain, koi red flags hote hain kya project ki history mein? Agar builder possession delay karta hai, toh RERA complaints kitni effective hoti hain? Sach mein compensation milta hai ya bas time waste hai? Koi apna experience share kar sakta hai Mohali mein ispe? Thanks!

Aapki legal concerns bilkul valid hain. Builder-buyer agreement mein penalty clauses usually sirf buyer pe lagti hain, builder pe negligible ya zero. Hamesha lawyer se review karwana chahiye jo real estate mein specialize karta ho. Aur RERA registration toh basic hai, uske bina toh sochna bhi mat. Check RERA website for project details and builder history.

Builder-buyer agreement mein toh bhai sab builder ke favour mein hi hota hai, unko identify karna mushkil hai new buyers ke liye. Mujhe toh lagta hai Mohali mein 1.8 Cr mein kuch aur better options mil sakte hain, ya kam budget mein bhi.
Sahi keh rahe ho. Maine bhi NKV Groups ke baare mein search kiya tha. Unka toh koi project hi nahi hai listed, matlab zero projects. Kaise bharosa karein aise builder pe? Mohali mein itne established players hain, unko chhod ke naye pe risk lena... bahut risky hai.
