₹1.8 crore for a 3BHK in Whitefield — my builder agreement shocker

Was looking at Prestige City, and then Keya Homes. My lawyer friend ne bola, RERA website pe builder ka track record aur project ka registration number pakka check karo. Many builders try to slip in clauses about possession delays where penalties are almost zero. Aur OC delay ka bhi scene hota hai. Not sure if people actually read these small prints before signing. What if builder defaults? Is RERA complaint process effective in Bangalore, ya sirf on paper hai?
