18 months of searching, now builder delay stress

Been looking for 18 months now and I'm totally fed up with renting. Finally decided to take the plunge and booked a 3BHK in Manish Associates' Maitri Apartments in Dwarka. They promised possession by Q2 2024, but now I'm hearing it's pushed to Q4 2025, maybe even later. It's ridiculous. I'm paying rent *and* EMI, the math just isn't adding up anymore. Honestly, what's the real deal with RERA here in Delhi? Is it actually effective when builders like this just ignore deadlines? I'm worried about my legal options. Has anyone successfully used RERA against a builder for significant delays, and what kind of compensation did you actually get? Or is it just a paper tiger? Really need some advice on next steps.
