Jaypee Kube vs Eureka Park: Which one is better?

Hi everyone, I'm looking to invest in Noida and I've shortlisted Jaypee Kube and Eureka Park by Tata Value Homes. Kya aap logon ko pata hai, which one offers better value for money? Kube is ready to move, while Eureka Park is under construction. Has anyone experienced delays with Tata Value Homes projects before? I'm also concerned about connectivity. Which one is closer to the metro? And what about amenities? Which one has better amenities like swimming pool and gym? Mujhe advice chahiye. Which one would you recommend considering location and ROI? What's your take on the construction quality of both? Any suggestions?
