2.5 years post-possession at Gokhale Tejalkunj No 2, and my ROI is already suffering because of the delta between promised and delivered amenities. Remember the fancy clubhouse and landscaped gardens they showed? Now it's a ghost facility, badly maintained. Tenants don't care for it, and it just adds to monthly maintenance that eats into yield. Also, the promised full power backup is just for common areas, not flats. This affects rentability for those working from home. From my experience, these little things impact resale value more than people think. Has anyone else seen this pattern?

Yaar, this is exactly what scares me as a first-time buyer. Builders promise the moon and deliver pebbles. Gokhale Tejalkunj No 2 sounds like another example. The clubhouse and power backup issues are crucial, especially for WFH, it's a deal-breaker for many. So, for this project, the possession is still 2026, right? Is this post a warning from their other projects or is something already wrong with No 2?
