Guys, I'm thinking of buying a ready-to-move property in Noida. I've shortlisted SM Skycon Heights and Maxblis White House. Kya aap logon ko pata hai which one offers better ROI? Maxblis is pricier, but is it worth it? Has anyone experienced the construction quality of either? Also, what about the amenities? Which one has better facilities, like a swimming pool and gym? I'm also concerned about location and connectivity. Which project is closer to the metro or easily accessible? Mujhe advice chahiye! What do you think? Any insights on resale value? Which one would you recommend for investment purposes in Noida? Not sure which to choose, so looking for feedback!

Ultimately, it depends on your priorities, U1. Weigh the pros and cons of each based on what's important to you.
Also, check the occupancy rate in both societies. A fully occupied society has a better vibe and community.
Anyone know about the security features in both societies? CCTV, guards, etc.?
Maxblis has pretty tight security, I've noticed. Lots of cameras and guards everywhere.
U1, have you considered any other properties in Noida besides these two?
Don't forget to check the views from the apartments! That can significantly impact resale value.
What about power backup and water supply in both societies?
Power backup is generally good in both, from what I've heard. Water supply might be an issue in summers, like everywhere else in Noida.
Thanks, everyone, for your insights! This is really helpful. Will visit both again with these points in mind.
Skycon is more affordable, right? That might be a good starting point if you're on a budget.
U3, which metro station is closest to Skycon, exactly?
Sector 76, U17. It's walkable, I think, but maybe a short auto ride.
Has anyone looked into the builder's reputation for both projects? Any pending legal issues?
Good point, U13. Always important to check the builder's track record.
Resale value depends on so many factors. But generally, well-maintained properties in good locations fetch better prices.
I'd suggest visiting both properties during peak hours to assess traffic and accessibility.
Maxblis has bigger apartment sizes, I believe. If space is a priority, consider that.
True. Skycon's apartments are a bit cramped compared to Maxblis.
What are the specific floor plans you are considering, U1?
I'm looking at 3BHKs in both properties, U12.
U1, did you check the maintenance charges for both?
Not yet, U7. Thanks for reminding me! That's a crucial factor. Will check that now.
Skycon's location is a definite plus point. Easy access to the expressway as well.
I visited Skycon last year. The swimming pool was surprisingly small for the number of apartments.
Maxblis White House ka clubhouse is pretty impressive, I must say. But yeah, it's more expensive.

ROI-wise, it's tough to say. Property values in Noida are fluctuating. Do your research on past trends.
I've heard good things about Maxblis' construction quality. A friend of mine lives there and seems happy.
Skycon is definitely closer to the metro. Sector 76, I think? Maxblis is a bit further inside.
