Hey everyone, came across a video about Coco County in Noida Extension (County Group). Looks pretty good, but those videos always do, right? Anyone actually visited the site? Is it worth considering, or are there better 3BHK options in that area? What's your take?

Is it good project?
U5, builder buyer agreement is a must-read! Get a lawyer to review it. Hidden clauses are common.
Hi
So, considering everything, would you say it's a risky investment or a calculated gamble?
Calculated gamble, I'd say. Do your research, negotiate hard, and be prepared for potential delays. If you're okay with that, it could be worth it.
Has anyone checked the builder buyer agreement carefully? Are there any red flags?
U1, just from what I've seen and heard from other residents, the finishing in Ace Divino and Gaur City projects tends to be of a higher standard. Plus, they're generally more established developers with a better track record.
What about the resale value in Coco County compared to other projects in Noida Extension?
Resale value depends on a lot of factors, but generally, more reputable developers tend to hold their value better. Something to keep in mind.
Is the water supply reliable in that area? I've heard Noida Extension can have water issues.
U17, water supply is generally okay, but summers can be a bit tricky. They usually have backup arrangements like tankers.
Thanks for the insights everyone! Very helpful. U4, why do you say Ace Divino and Gaur City are better in terms of quality? Any specific reasons?
I heard there were some issues with the land acquisition for that project. Is that true?
U15, I haven't heard anything concrete about land acquisition issues, but it's always a good idea to verify with a lawyer before investing.
What are the amenities offered in Coco County?
Standard stuff - swimming pool, gym, clubhouse, kids' play area. Nothing particularly unique, as far as I remember.
Ace Divino is great, but the price is quite high. Is Coco County worth considering if I'm on a tighter budget?
If budget is a constraint, Coco County could be an option. Just be very thorough with the legal checks and construction quality reviews. Don't rely solely on the marketing material.
Anyone know about the possession timeline for Coco County? Are they likely to stick to it?
That's the million-dollar question! Check their RERA registration for the official timeline, but also factor in potential delays. It's Noida Extension, after all.
County group ka reputation kaisa hai? Anyone has experience with their previous projects?
Mixed bag, honestly. Some projects were delivered on time and of good quality, others were delayed and had issues. Check online reviews carefully.
What about the connectivity from Coco County to Delhi? Is it convenient?
It's decent. Takes about an hour to reach South Delhi during peak hours. Metro connectivity is improving, but still a bit of a hassle.
I'm also looking in Noida Extension. What's the price range for 3BHK in Coco County?
Around 80-95 lakhs, depending on the floor and size. Negotiate hard!
Thanks! That's helpful.

I visited last month. The sample flat looked nice, but the construction was still in full swing. Location is decent, but the road leading to it is a bit congested.
Yeah, videos are always misleading. I've heard mixed reviews about County Group's past projects. Worth doing your due diligence.
Better options definitely exist. Look at Ace Divino or Gaur City's 3BHKs. Slightly more expensive, but better quality.
