Hark Sai Homes 5 vs Tatva Villas: Which one is better?

Hi, I'm considering Hark Sai Homes 5 and Gayatri Developwell Tatva Villas in Noida. Hark Sai Homes 5 is ready-to-move, which is a plus. What do you think about the location of both? Which one has better connectivity to the metro? Also, kya aap logon ko pata hai about the construction quality of Gayatri Developwell? Which one offers better value for money considering the price? Any advice?

Also, check for hidden costs like club membership fees or parking charges. They can add up.

Good point U5! I didn't even think of that. Thanks!

Don't forget to factor in the cost of interior work, especially if you're buying a bare shell apartment.

Also check the builder's reputation. Are they known for timely delivery and quality construction?

Does anyone know about the resale value of properties in Hark Sai Homes 5?

It's decent, I think. Being ready-to-move gives it an edge.

Considering the current market, I would negotiate hard on the price.

Has anyone looked into the future development plans in those areas? That could impact property value.

R

I think both locations are pretty developed already. Not much scope for drastic changes.

U3, mixed reviews on Gayatri Developwell's construction quality... can you elaborate a bit? What kind of issues were mentioned?

Just minor things like seepage in some units and uneven flooring in a few cases. Nothing widespread, from what I gathered.

I visited Tatva Villas a few months ago. The sample flat looked pretty good, but I didn't get a chance to inspect the actual construction closely.

Connectivity-wise, I think Hark Sai Homes wins. But Tatva Villas is in a quieter location, which might be a plus for some.

Thanks, everyone! U2, do you know how far exactly Hark Sai Homes 5 is from the metro station?

Around 5-7 minutes by car, I think. Easily walkable if you prefer that.

I've heard that the maintenance charges in Hark Sai Homes 5 are a bit on the higher side. Can anyone confirm?

s

Yes, a friend of mine lives there. He did mention that the maintenance is a bit expensive.

Hark Sai Homes 5 is closer to the Sector 76 metro station, I believe. Tatva Villas is a bit further in.

Gayatri Developwell's construction quality is generally considered decent, but I've heard some mixed reviews. Nothing major, though.

Value for money depends on the unit size and specific location within the project. Compare the carpet area per rupee.
