Tatva Villas vs Meghdutam: Which is better for ROI?

I'm considering Gayatri Developwell Tatva Villas and TGB Meghdutam in Noida. Meghdutam is ready-to-move, right? What's the resale value like? Tatva Villas ka location kaisa hai, in terms of connectivity? Which one offers better amenities for the price? Mujhe investment ke liye kaun sa better lagega? Any suggestions?

Okay, thanks everyone! This has been really helpful. I'll do some more research on Gayatri Developwell before making a decision.

U10, thanks for the info on Tatva Villas construction quality!

U15, thanks for the details on maintenance charges!

I heard there were some waterlogging issues near Meghdutam during the monsoon. Is that true?

rajiv.srivastava9 Mar

Yes, that's a valid concern. Some areas around the society can get waterlogged, but the society itself is usually fine.

U2, I'm planning to rent it out initially, then maybe move in later.

Considering your plan to rent it out, Meghdutam seems like the better option. Easier to find tenants.

Thanks for the price info! Very helpful.

Tatva Villas has more modern designs, if that's important to you.

U1, are you planning to rent it out after purchase or live in it yourself?

D
David Fernandes9 Mar

Rent potential is probably higher in Meghdutam due to its established status and location.

Anyone know about the builder reputation for Tatva Villas? Are they reliable?

Gayatri Developwell is relatively new. Do your due diligence on their past projects.

Thanks for the info everyone! U7, do you know if those prices are negotiable?

m
manasi.ahire9 Mar

Negotiation is always possible, especially in resale. Depends on the seller and your bargaining skills! For Tatva Villas, you might have more leverage with the developer.

I'd lean towards Meghdutam for peace of mind. Ready-to-move is a big advantage.

What about maintenance charges in both societies?

k
kunal.goel1239 Mar

Meghdutam's maintenance is slightly higher, around Rs. 3 per sq ft. Not sure about Tatva Villas yet.

A
Anita Chaubey9 Mar

What's the average price per sq ft in both projects right now?

m
manasi.ahire9 Mar

Meghdutam is around 7500-8500, depending on the unit. Tatva Villas, I think, is closer to 6500-7500.

U7 is right on the money. Meghdutam is pricier due to its ready-to-move status and established community.

Tatva Villas mein construction quality kaisi hai? Anyone have first-hand experience?

n
nazia.shaikh9 Mar

I visited the site a few months ago. Construction quality seemed decent, but it's still ongoing. Can't give a definitive answer.

Connectivity-wise, both are good, but Meghdutam has better access to local markets and amenities.

Shweta Gupta9 Mar

U1, if you're looking purely at ROI, Meghdutam might be a safer, albeit slower, investment. Tatva Villas has higher potential for appreciation but also higher risk.

Yes, Meghdutam is ready-to-move. Resale value depends on the exact tower and floor, but generally it's pretty good because of the location.

p
prem.naidu9 Mar

Tatva Villas location is decent, near Pari Chowk. Connectivity is good via the Yamuna Expressway.

a
anjali.dave9 Mar

Amenities-wise, Meghdutam has a slight edge, IMO. More established society.

R
Rajiv Srivastava9 Mar

Meghdutam is definitely a safer bet for resale. Tatva Villas is still developing, so appreciation might take longer.
