I'm considering Gayatri Developwell Tatva Villas and TGB Meghdutam in Noida. Meghdutam is ready-to-move, right? What's the resale value like? Tatva Villas ka location kaisa hai, in terms of connectivity? Which one offers better amenities for the price? Mujhe investment ke liye kaun sa better lagega? Any suggestions?

Yes, that's a valid concern. Some areas around the society can get waterlogged, but the society itself is usually fine.
U2, I'm planning to rent it out initially, then maybe move in later.
Considering your plan to rent it out, Meghdutam seems like the better option. Easier to find tenants.

Negotiation is always possible, especially in resale. Depends on the seller and your bargaining skills! For Tatva Villas, you might have more leverage with the developer.
I'd lean towards Meghdutam for peace of mind. Ready-to-move is a big advantage.
What about maintenance charges in both societies?
Meghdutam's maintenance is slightly higher, around Rs. 3 per sq ft. Not sure about Tatva Villas yet.

Meghdutam is around 7500-8500, depending on the unit. Tatva Villas, I think, is closer to 6500-7500.

Yes, Meghdutam is ready-to-move. Resale value depends on the exact tower and floor, but generally it's pretty good because of the location.
Tatva Villas location is decent, near Pari Chowk. Connectivity is good via the Yamuna Expressway.
Amenities-wise, Meghdutam has a slight edge, IMO. More established society.
Meghdutam is definitely a safer bet for resale. Tatva Villas is still developing, so appreciation might take longer.
