Orabella is ready to move, right? What about Purvanchal? Which has better connectivity and amenities? Kya aap logon ko pata hai which offers better ROI? I'm confused. Mujhe advice chahiye, please share your thoughts!

Ultimately, it boils down to your budget and personal preferences. Visit both sites, talk to residents, and then decide.

U5, I wouldn't generalize. Visit specific projects. Some are good, some are average.

U7, that's a very important point. Don't forget to factor that into your calculations!

Definitely! Hidden costs can really add up.

Yes, registry is open for Orabella. Confirmed with a friend who recently got it done.

That's good news! Thanks for the info.

What's the current circle rate in both areas? Does it significantly affect the overall cost?

A
Arvind Pandey9 Mar

Circle rate will impact the stamp duty. Check the Noida authority website for the latest rates in both sectors. It can definitely add up.

Thanks for pointing that out. Will check the website.

I think Orabella has a slightly better location within Sector 110. What do you guys think?

rajesh.joshi549 Mar

Location is good, but Purvanchal's wider layout and planning might be more appealing to some.

Agree with U18. It's subjective. Depends what you prioritize.

Purvanchal mein kaunsa project sabse accha hai, ROI wise?

V
Vivek Chaubey9 Mar

Purvanchal mein, I'd suggest looking at the projects closer to the expressway or those with good green spaces. They tend to appreciate faster.

Anyone living in Orabella currently? How is the living experience?

g
geeta.nair9 Mar

I have a friend who lives there. They seem happy with the amenities and the community. No major complaints so far.

Is the registry open for Orabella? That's a crucial factor for ROI.

I've heard Purvanchal has better construction quality. Is that true?

J
Jasleen Chahal9 Mar

Construction quality is subjective. Some Purvanchal projects are excellent, others not so much. Orabella's construction seems pretty solid from what I've seen.

t
tara.nair9 Mar

Thanks for the insight! I'll have to visit both sites then.

What about the maintenance charges in both societies? Any idea?

T
Trisha Malhotra9 Mar

Maintenance charges will vary depending on the size of the apartment and the specific project. It's best to check with the sales team directly.

j
jyoti.kumar9 Mar

True, I should probably do that. Thanks!

Orabella is mostly ready to move in. Purvanchal has some ready units but also a lot under construction. Connectivity-wise, both are decent, but Purvanchal might have a slight edge due to its location closer to the expressway.

s
siddharth.saxena9 Mar

ROI ki baat karein toh, it depends on the specific project within Purvanchal and the phase. Orabella being ready might give you faster rental income, but Purvanchal's potential for appreciation might be higher in the long run.

Amenities-wise, both are pretty good. Check specific projects though, as it varies.
