Lotus Greens Arena vs Himalaya Homes: Which is better?

I'm confused between Lotus Greens Arena and Himalaya Homes in Noida. Himalaya Homes is ready-to-move, but what's the construction quality like now? Arena looks modern, but possession kab tak milega? Location-wise, which one is better connected? Kya kisi ne Arena mein invest kiya hai? Investment potential kiska zyada hai? I'm mainly looking for rental income. Which one would you guys recommend for a good ROI? Mujhe advice chahiye!

U11, 4 years is a long time! Did you file a complaint with RERA?

m
mahesh_reddy202410 Mar

Yes, I did. Still waiting for a resolution.

Sector 79 (Arena) is developing, so infrastructure might improve in the future, potentially increasing rental yields.

Jay Trivedi10 Mar

U7, that's true, but development also means more construction and noise in the short term.

Ultimately, it's a trade-off between risk and reward. Choose what suits your investment goals and risk tolerance.

Check the builder's reputation for both projects. That's crucial.

Himalaya Homes mein resale value kaisi hai?

s
srinivas.nair10 Mar

Resale value is stable, but not much appreciation expected.

Visit both sites and talk to current residents. That's the best way to get a real picture.

Good point, U19! I'll schedule a visit to both. Thanks!

Don't forget to check the legal aspects thoroughly before investing in either project.

Ready-to-move has its advantages. No waiting, immediate rental income.

But ready-to-move mein price bhi zyada hota hai na?

j
jay.trivedi10 Mar

Haan, usually. But you save on rent you would have paid elsewhere while waiting for possession.

Thanks, everyone! So, considering the delay in Arena, is Himalaya Homes a safer bet for rental income, even with potentially lower ROI?

R
Rajeshwari Deshmukh10 Mar

Depends on your risk appetite, U1. Lower ROI but guaranteed income vs. potentially higher ROI but delayed (or no) income.

Sector 70 is better connected in my opinion. More established area.

Anyone has recent experience with Himalaya Homes? How's the occupancy rate and rental yield?

v
vikram.oberoi.abc10 Mar

Occupancy rate is decent, but rent might not be as high as in newer projects.

Maintenance charges are a killer in Himalaya Homes. Factor that in.

U5, how long have you been waiting for possession in Arena?

m
mahesh_reddy202410 Mar

Almost 4 years now. It's frustrating.

Himalaya Homes is quite old now. Construction quality might be a concern. I've heard mixed reviews.

Arena mein possession ka issue toh hai. RERA website check kiya?

k

For rental income, location is key. Which sector are these projects in?

M
Mahesh Reddy10 Mar

I invested in Lotus Greens Arena a few years back. Still waiting for possession. ROI looks promising on paper, but reality is different.

S
Subhash Ghosh10 Mar

U4, Arena is in Sector 79 and Himalaya Homes is in Sector 70.
