Yamuna Expressway Investment: Good idea or not?

Hey guys, found this video about the future investments along Yamuna Expressway, especially Eldeco's new launch. Sector 22D looks promising, but 1.45Cr for a 3BHK? Thoda zyada toh nahi? What's your take on investing there right now? Any insights on the ROI?
