Unitech Unihomes 3 vs SAP Homes: Which is a better investment?

I'm considering buying a flat in Noida. I've shortlisted Unitech Unihomes 3 (ready to move) and SAP Homes. Location-wise, does anyone know which offers better connectivity to the metro and expressway? Also, what's your take on the construction quality of Unitech vs SAP? Has anyone experienced issues with either builder? Mujhe advice chahiye regarding the amenities. Which project has better facilities like gym and swimming pool? What about the maintenance charges? Which one is better value for money in the long run, considering rental potential and appreciation? Kya aap logon ko pata hai which project offers better ROI?

Consider the builder's reputation. Unitech has had some negative press in the past. SAP Homes is relatively new, so less history to go on.

From what I know, Unitech Unihomes 3 has slightly better connectivity to the expressway. SAP Homes might be closer to a metro station, depending on the specific sector.
