Lotus Greens Isle vs Mahagun Mantra: Which is better value?

Hey guys, I'm confused between Lotus Greens Isle and Mahagun Mantra Villament in Noida. Lotus Greens is ready to move, which is great, but the price is crazy high! Almost 15-20 Cr! Mahagun is much cheaper, around 2-2.5 Cr. What do you think about the construction quality of both? Has anyone experienced any issues with Mahagun's projects before? Also, is the location of Lotus Greens really worth that much more? Is it better connected than Mahagun Mantra? I'm looking for good ROI, so which one would appreciate more in the long run?
